Property Management

Property Management in Costa Rica includes all the considerations of residential home management in any country including structural integrity, environment conditions and security but in the South Pacific rainforest, your home needs special attention.

It is a jungle out there and if left unattented, your property will be consumed by high humidity, bugs or vegetation. And left empty, you risk theft.

Pinuela Properties promises to be present. We will ensure that regular inspections, cleaning and maintenance protect your home and investment.

We are available to manage properties between Uvita and Ojochal and we maintain a small portfolio to ensure your home always has our attention.

Rental Management

Rental Management is available for both vacation rentals and long term rentals.

Vacation Rentals are rental homes, suites and units that are advertised for short term rental. Short term is general less than 3-6 months. Vacation rentals are listed on social media, AirBNB and/or bookings.com as needed.

The rental management fee for vacation rentals is between 15-20% of the rental income.

Long Term Rentals are rental homes that are advertised as available for 6 months or more and tenants are required to sign a lease.

The rental management fee for long term rentals includes a placement fee of 50% of the first month's rent and the monthly property management fee beginning in the second month.

One time placements for a fee equal to one month's rent are available to owners who want placement of a tenant but wish to manage the property on their own.

Included with long term rentals is vetting of the tenant(s) including referrence checks, a lease agreement and a condition inspection report. We collect a damage deposit, vehicle identification and passport/ cedula identification.
